How Renee Lorde closed five leases in a year by calling for rent by owners

Renee Lorde, about a year into active work in Central Florida, built her business on calling for rent by owners. She has made over a thousand of these calls and closed five leases, then manages the properties and nurtures landlords and tenants until they sell or buy. She role plays every weekday from 7:00 to 8:00 in the morning.

Key takeaways

  1. Call for rent by owner landlords and offer to lease the property, which is how Renee closed five leases last year after her old brokerage said there was no money in rentals
  2. Once a property is rented, offer property management as a second income, with a check-in and videos every six months and a vendor update every Friday
  3. Keep landlords and tenants in your pipeline and send tenants monthly tips on credit and savings, since 2 of her landlords plan to sell this year and 2 tenants are looking to buy
  4. On a for rent by owner call, ask how the applicants are coming, then ask for 20 minutes on a Zoom and explain the fee comes from the tenant, not the owner’s pocket
  5. When an owner asks what you charge, say your compensation is negotiable and make it the first item you go over on the appointment
  6. Role play Monday through Friday from 7:00 to 8:00 in the morning, and use the Take 52 sessions with Jim on Tuesdays and Thursdays when you get stuck
  7. If morning calls aren’t connecting, call at five o’clock in the evening, when Renee says she gets better pickups

00:00 — Cold open and meet Renee Lorde from Polk County

Renee Lorde00:00

You have to believe that you can do it and show up. At first, I was discouraged because I’m like, I can’t make calls all the time at 8:00. I show up at five o’clock in the evening sometimes and guess what? I get pickups better. So just show up and be authentically you, because everything happens for its reason.

00:17And Vulcan has helped me with my confidence. Jim on Tuesdays and Thursdays has helped me handle objections. As soon as you hear an objection, that is an opportunity for you to actually help that person get that property sold. So Vulcan, thank you. Keep doing what you guys are doing.

Aaron Wittenstein00:43

Hey, what’s going on everybody? It’s me, it’s Aaron Wittenstein, and I would like to welcome everyone to Vulcan7 Roadmap. This is where I have conversations with agents across the country to learn how to take an additional one, two, three, four, five, six, seven, eight, nine, 10, 11, 12, 30, 40, 15. A lot of listings a week, okay?

00:57All the way from an hour away from me in Florida, we have Renee Lorde. Renee, how are you today?

Renee Lorde01:03

Hi. How are you, Aaron? Thanks for having me.

Aaron Wittenstein01:06

You’re welcome, you’re welcome, you’re welcome. So what areas do you cover again?

Renee Lorde01:10

I cover all of Polk County, really all of Central Florida, because my car can drive, so I’m here to service wherever I’m needed.

Aaron Wittenstein01:17

Hey, there you go, babe. That’s what I’m talking about. So Renee has only been active in the business for about a year now, and she’s seen major success with doing for rent by owners, okay? Which is a great source of business, by the way. So, I know, great source of business. And the goal for Renee to build over this year right now is 30 to 36 transactions within the year.

01:41Just for side note, we are in 2025 for that, just so everybody’s fully aware. So for rent by owners, talk to me. How’d you get into that? What’s going on with that?

01:51 — Why she started calling for rent by owners

Renee Lorde01:51

Well, honestly, Aaron, I needed some cash. I had my license for three years, but I wasn’t able to actively do anything with it. I had a baby and I had complications after the baby, which caused me to sit down.

02:06So funds were getting low and I needed something and someone said, “Why don’t you do rentals?” And my old brokerage was like, “There’s no money in it.” So I had Vulcan. So I said, “You know what? Let me call some for rent by owners and see how I can service them. How can I help them?”

02:25And that’s how I got into it. I really got into leasing them, and then once I put them on the market to lease, I’ll find a tenant. And that’s how I started that last year, and I ended up closing five.

Aaron Wittenstein02:38

Got it. So double ending the lease side is basically what you wound up doing. Okay. Got it and all that stuff.

02:44So, all right. So there’s so many different ways of going for rent by owners. You go to the lease side and eventually, I mean, I assume you’re building a clientele base out of that where they’d be looking to sell down the road. Am I kind of in on that?

Renee Lorde02:58

You’re, listen, you’re picking up what I’m laying down. Yes, sir. So I’m building not just for them to sell, but also the tenants. Eventually they’re gonna buy. So I put them in my pipeline and I also feed them every month, like how to get their credit. I share them stuff on savings and stuff like that.

03:19 — For rent by owner role play and the Zoom ask

Aaron Wittenstein03:19

Got it. So you’re building the long term is basically what you’re looking at with the for rent by owners. So what do you typically, like when you call a… Let’s just role play it out just for the heck of it. Would you mind giving me a call?

Renee Lorde03:34

Sure. Ring, ring.

Aaron Wittenstein03:35

Hello.

Renee Lorde03:36

Hi, Aaron. How are you today?

Aaron Wittenstein03:38

Good, good. How you doing?

Renee Lorde03:39

I’m fine. My name is Renee and I noticed your property 123 Alabama is on the market for rent. Is that correct?

Aaron Wittenstein03:46

It is, yes. It is currently for rent right now.

Renee Lorde03:48

Okay. So Aaron, tell me a little bit about it. How are your applicants coming?

03:53How is it going for you?

Aaron Wittenstein03:55

It’s fine. You know what I mean? We’ve had a couple applications through, no one that really cut the mustard, if you… I don’t even know if that’s a saying, by the way. It sounded right. No one that’s been good enough for us to be able to rent the property to.

Renee Lorde04:10

I understand. Well, Aaron, I’m actually reaching out because this is what I specialize in. I help clients like yourself get your property rented for you. And this actually comes at a way where you’re not spending money out of your pocket upfront to work with me. I would love to discuss this a little bit more with you over 20 minutes.

04:30Do you have 20 minutes where I can show you exactly how we can get your property rented and vetted a great tenant to take care of that property for you?

Aaron Wittenstein04:40

We’re not in the area right now, so that might be a bit of a challenge.

Renee Lorde04:45

Well, Aaron, listen, honestly, working with me, where there’s a will, there’s a way.

04:49I can actually do a Zoom call with you. I have availability today at 5:00 to jump on a very quick Zoom, and what I’ll do is just show you my strategic plan on how I get properties rented in a fast time. Is that something that would be beneficial for you?

Aaron Wittenstein05:06

I mean, how much do you charge?

Renee Lorde05:09

Aaron, again, this compensation is very negotiable with me, and I did write this down right here. That would be the first thing we discussed on the Zoom. Again, it’s not gonna come out of your pocket though. Keep that in mind. I work with you where it’s gonna come from the tenant that we get in the property.

05:26So did you want me to put you on a Zoom for today at 5:30?

Aaron Wittenstein05:30

Yeah, that’s fine.

Renee Lorde05:31

Okay, Aaron, I’ll put you on the Zoom for 5:30, and the first thing we’re gonna go over is my compensation and how it will be paid, okay?

Aaron Wittenstein05:39

Yeah, that’s perfectly fine. That sounds good.

Renee Lorde05:41

Okay. I’ll talk to you today at 5:30. I look forward to helping you, okay?

05:44 — Over a thousand calls and landlords who want to sell

Aaron Wittenstein05:44

And if you had to guess, since you’ve been doing this, how many of these calls have you made?

Renee Lorde05:51

Over a thousand.

Aaron Wittenstein05:52

Over a thousand. Okay. It sounds like you made the phone calls before. Okay. So you’re in touch with these rentals, okay? And from your experience, how many of them are actually looking to sell?

Renee Lorde06:05

I actually am working with two now that reached out to me in the beginning of the year, and they’re actually thinking of selling this year. So follow-up, it’s in the follow-up. Eventually what happens is I love to go in with the rental side instead of persuading them to go over to selling it and build that rapport, help them, show them how I can take care of their property with a tenant in there.

06:31Because once I get it rented, I go into property managing it. That was gonna be my next question. Do you do property management as well? Yes, please. So that becomes another income. With real estate, we have different means of receiving revenue. So I had to tap into that and I had to think outside the box.

06:50So now this landlord, he loves how every six months I’m checking in on the property, I’m going in, taking videos, I’m showing him, I give him my vendor update every Friday. We have a conversation and he reached out and he’s like, “Renee, this year I think I’m gonna sell and you’re my realtor.”

Aaron Wittenstein07:13

Okay. Then here goes another question. How many of these people you’re working with are like, “I wanna buy more.”

Renee Lorde07:19

Actually two of them, I didn’t know that that’s what they do, they’re investors. So once he sells this, he will be buying two more properties. But he wants to do in ChampionsGate Airbnb.

Aaron Wittenstein07:31

So basically what you’re doing is you’re starting in the low-hanging fruit, is basically what you’re starting, doing the rental process, right? You’re building that relationship, okay? And then you’re getting on top of that the property management. And then with the property management, you’re getting the opportunity to either list and sell their property or sell a couple more properties to them.

07:53Am I catching that correct?

Renee Lorde07:54

Yes, sir, you are. Yes, please.

Aaron Wittenstein07:56

Okay. Okay. So that’s kind of like the main crux of your business right now, correct?

Renee Lorde08:03

Yes, please. That is my main focus right now. And a lot of the tenants as well, I have two that are now currently looking to purchase.

08:13So I don’t really work with buyers unless it’s a transaction that I was really working with before and I’ve helped them along the journey. I usually refer my buyers because I’m really big with Vulcan, getting on the phones, making the calls. But when they’re buyers like this, I do work with them.

08:33So now I’m putting them with new construction and they will be getting pre-approved to purchase a new construction.

08:40 — Adding expireds and FSBOs to her calls

Aaron Wittenstein08:40

Very nice. Very nice. And then, all right, so you started off with the for rent by owners, you’ve worked with Vulcan for a while. Okay. Have you switched over to, or added on, expireds, for sale by owners?

08:51What does that look like?

Renee Lorde08:53

So I have added on expireds and for sale by owners. I’m like, “Hey, do it big or go home, right? Why not?” So I did add that on. And honestly, I have a listing that I will be going to on Thursday from a Vulcan call and he wants to sell and downsize. So I will be listing his property and then we’ll be looking for another property for him.

Aaron Wittenstein09:14

Very nice. And was that an expired or for sale by owner?

Renee Lorde09:17

That was an expired.

Aaron Wittenstein09:19

Oh, perfect. And what did that conversation look like?

Renee Lorde09:21

So it was the elder family and I gave them a call. I told them I noticed their property.

09:26 — Expired listing role play and booking the appointment

Aaron Wittenstein09:26

Oh no, no, no. We gotta role play this.

Renee Lorde09:28

Okay, let’s go.

Aaron Wittenstein09:29

You don’t know me well enough yet?

09:31Come on now. We’ve known each other for the last 22 minutes, all right? All right. Let’s, yeah, give me a call.

Renee Lorde09:38

Okay. Ring, ring.

Aaron Wittenstein09:39

Hello.

Renee Lorde09:40

Hey, Aaron, this is Renee. I’m a local agent. I just noticed the property 521 just came off the market unsold. Did you happen to sell that on your own or is it still looking

09:51to be sold?

Aaron Wittenstein09:51

No, it’s still available. I mean, it’s off the market right now, so.

Renee Lorde09:57

Okay. Yes, I did see that. Now, Aaron, if you received the offer you were looking for yesterday, what was that process gonna look like for you?

Aaron Wittenstein10:05

I have no idea. We didn’t receive the offer, so I guess we would’ve considered it sold.

10:10I mean, I’m not saying that we’re off the market completely to sell it yet, we just kinda need to take a little bit of a break.

Renee Lorde10:17

Okay. I do understand you wanna take a break. And I get it. If your property was on the market six months, I would wanna take a break as well. Now, Aaron, let’s talk a little bit.

10:26When the property was on the market, how did that go? Did you receive any offers? How were your…

Aaron Wittenstein10:32

It was just bad.

Renee Lorde10:34

Wow. Okay. So it was bad. I’m sorry to hear that. Now, Aaron, very quickly, I know you did say it didn’t sell, and I don’t wanna bring that up. Now, I just wanna know, was this a residential property or investment property?

Aaron Wittenstein10:48

It was, we lived there. I mean, we still live in the house.

Renee Lorde10:51

Okay. So were you looking to downsize, upsize? What were you looking to do, Aaron?

Aaron Wittenstein10:55

We wanna move to a different area.

Renee Lorde10:57

Okay. You wanted to move to a different area. Now, were you still trying to stay inside of Florida?

Aaron Wittenstein11:02

No.

Renee Lorde11:04

No. Okay. I understand, Aaron. So Aaron, listen, I understand the importance of trying to move to another area.

11:12You wanna downsize, and especially when you had a bad experience. Aaron, I don’t know if this is for you or not. Now, when your property was on the market, I happened to get three properties sold down the road, and I would love to show you exactly how I got that done successfully. It would just take 20 minutes of your time.

11:32I do have today at 5:00 or 5:30, Aaron. What time would be best for you?

Aaron Wittenstein11:36

I mean, you sound like you know what you’re talking about. You can give me a call back in a couple weeks if you like. And that way I can talk with my wife and see if there’s some type of opportunity down the road.

Renee Lorde11:46

Okay. And Aaron, I do respect having to speak with your wife. You do need to make sure everyone’s on the same page. So Aaron, my schedule gets filled really quickly. Let’s do this. I’m gonna pencil you in for next week, Friday. That will give you time to talk to your wife. And what I can do is pencil you in for next week, Friday, five o’clock.

12:05If you have any questions, please write that down. So that will be the first thing we go over when I meet with you. But I would love to sit down and show you how I can get you to your goal. Okay? So I’ll pencil you in next week Friday for five o’clock. Would that work for you and your wife?

Aaron Wittenstein12:22

Yeah, that’s fine.

12:22That’s fine. If you wanna send me your information via email and all that fun stuff, that’s fine.

Renee Lorde12:26

Perfect. That was actually where I was going next. Can I have your email so I can send that over to you?

Aaron Wittenstein12:31

It’s aaron@reneelordeincentralfloridaisprettycool at something.biz.

Renee Lorde12:38

Okay. I have aaron@reneelordeincentralfloridaisprettycool@something.biz.

Aaron Wittenstein12:44

Exactly. You remembered.

Renee Lorde12:46

Listen, I wouldn’t be a great agent like I am if I can’t remember stuff, right?

12:50I would definitely see you next week at 5:00, 5:30. If anything changes, please do not hesitate to reach out to me, okay?

Aaron Wittenstein12:59

Fair enough. All right.

Renee Lorde12:59

I’ll talk to you then.

13:01 — Where her confidence and daily role play come from

Aaron Wittenstein13:01

So let me ask you this.

13:02So you’ve been doing this for not a long period of time, okay? And you have a very nice confidence to you, which I’m assuming you’re fully aware of. Don’t be modest. Okay, don’t be modest. Where did that come from?

Renee Lorde13:16

God.

13:20That’s it. He created me and he created me in his likeness.

13:24So if he can do it, why can I not? I can do all things through Christ who strengthens me. And that’s what I tell my kids.

Aaron Wittenstein13:31

No, I mean, that’s amazing. It’s just the confidence that radiates through you is just, I don’t wanna say surprising is the right word, you know what I mean?

13:42That’s not what I’m trying to say. But it’s very nice to see because I have agents that have been doing this for a day and forever, and they don’t have that same type of confidence that you have. Do you even know that you have that type of confidence?

Renee Lorde13:54

I don’t. I hear it a lot. Yeah. And I thank God for it, but I honestly just show up being me.

14:00I can only be me. That’s the only thing I’m good at, is being Renee Lorde.

Aaron Wittenstein14:06

Are you practicing regularly? Are you kinda going at it alone or how does that work?

Renee Lorde14:10

So I do role play. And then I also, on Take 52 on Tuesday and Thursdays, Jim is amazing. And I get on his calendar as well when I’m stuck, but I role play Monday through Friday from 7:00 in the morning to 8:00 in the morning.

14:26Yes, please.

Aaron Wittenstein14:27

So you’re putting the work in, you’re really putting the work in.

Renee Lorde14:29

Yes, please.

Aaron Wittenstein14:30

Now do you have regular role play partners that you role play with? Are you just kinda talking in the mirror or what does that look like?

Renee Lorde14:39

I role play all the time. I role play with my children.

14:42I role play in the shower. I role play when I’m getting dressed. Before I jumped on this call, I was role playing, practicing. I just feel like you have to practice at everything. Even if you feel like you’re great at it, you always still have to practice.

Aaron Wittenstein14:58

No. And like I said, you come off very well versed, you know what I mean?

15:01Like, if you had to tell me how long has Renee been doing real estate, I’d be like, I don’t know, like 10, 15 years or something like that. And I’m not just saying that just to say that. I want you to understand that. You come off very well put together, okay?

15:16I mean, what do you attribute the most to? Because you’re practicing, you’re putting in the time, you’re putting in the reps, right? And that’s first and foremost. So what does your typical schedule look like on a daily basis?

15:30 — A 4 AM schedule as a mother of five

Renee Lorde15:30

So, Aaron, I’m a mother of five.

15:34I’m a mother of five and a dog. So when I first got back in, seriously, I joined a group that really helped me realize that I was putting my family and my kids always before me. And then once I got that back, I needed to pull away from the group because one thing with me, I don’t like to dwell on negativity.

15:58I like to say it, and then I wanna solve. How can we solve this problem? So when I pulled back, I got into Kiana Watson. She is my inspiration, my mentor. She is who I look up to in this business. So for me, I have to time block everything. When I wake up at four o’clock in the morning, that’s my time between me and God.

16:23And I have to wake up at four o’clock because I’m a mother of five. I get it. But it’s the only time I have alone. And then after I spend that time with me and God in the word, I exercise because you have to stay looking good to be out here in these streets selling real estate. So I exercise because if you feel good and you look good, you’re going to perform to the best that you can.

16:48And I make sure I listen to positivity in my ear. I listen to Myron Golden. I listen to some of Tim. I just listen to different motivational things in my ear, and then I tell myself I’m worthy of that. Then at six o’clock, I’m getting myself wind down. Seven o’clock, I’m on my role play call while taking my kids to school.

17:10I drop my kids off at 7:45. I’m wrapping up my role play at 8:00. And sometimes I have to make calls on my phone. I write down a list off of Vulcan, and I’m making these calls while I’m on my way to the office.

Aaron Wittenstein17:23

So basically, what Renee is trying to say is you absolutely have no excuse to not do what she’s doing, okay?

17:29So there’s no excuse to not get it done. I mean, that’s pretty much where I’m gonna live.

Renee Lorde17:33

Pretty much in a nutshell.

Aaron Wittenstein17:34

Yeah, that’s pretty much it. You have no excuse. Five, I have three children and that’s enough. Five, I can’t even imagine two more, okay?

Renee Lorde17:39

And my youngest is three.

Aaron Wittenstein17:41

God bless you.

17:43Thank you. You’re crazy. Five children. Okay. So, all right, as I digress, all right. So let’s say you’re sitting in your office, all right, and a brand new, I’m talking brand new agent, one day out of class, comes and knocks on your door and says, “Renee, what is one piece of advice that you have for me?

18:04What would that one piece of advice be?”

18:07 — Her advice for a brand new agent

Renee Lorde18:07

You have to show up for yourself every day. No matter what happens, no matter what anyone says, you have to believe in you. You have to believe that you can do it and show up. At first, I was discouraged because I’m like, “I can’t make calls all the time at 8:00.” I show up at five o’clock in the evening sometimes, and guess what?

18:26I get pickups better. So just show up and be authentically you.

Aaron Wittenstein18:31

Fair enough. All right.

Renee Lorde18:35

Like Nike, just do it.

18:37 — Final words on objections and how to reach her

Aaron Wittenstein18:37

Hey, there we go, baby. That’s what I’m talking about. All right. So let’s tie this up in a nice little bow here, okay? What is your final last words for Vulcan7 Nation?

Renee Lorde18:48

I wanna actually thank you. I thank you guys so much. I wish I stayed with Vulcan in the very beginning when I came on, because I know I would’ve been a lot further. But it’s okay, because everything happens for its reason, and Vulcan has helped me with my confidence. Jim on Tuesdays and Thursdays has helped me handle objections.

19:09I look at objections now as just an opportunity, and I got that with David Radney. It’s just an opportunity. I know David. Yes, he’s amazing. So I think that everyone should just look at it that way. As soon as you hear an objection, that is an opportunity for you to actually help that person get that property sold.

19:29So, Vulcan, thank you. Keep doing what you guys are doing. I love your Tuesdays and Thursdays. Aaron, even you, this right here is amazing because I watch these as well. This helped motivate me because I used to tell myself if they can do it, I can do it too.

Aaron Wittenstein19:48

Yeah, I totally agree. I totally agree. So let me ask you this, Renee.

19:51So someone is moving to Central Florida. They have a referral. They’re moving from Boise, Idaho, for example. Okay. And how does one get in touch with you to give you said referral?

Renee Lorde20:00

You can definitely contact me. My phone number is 321-444-3447, or you can find me on all social medias at @iamreneelorde.

20:14And if you would love my email, it’s lordrener for realtor@gmail.com. I’m here to provide luxury service to all of my clients.

Aaron Wittenstein20:25

Oh, you’re amazing. You’re absolutely amazing. So, all right. So, on behalf of Vulcan7, I just wanna say thank you very much for being here with us today. Thank you very much. And I want every…

20:34You’re very welcome. And I want everybody to remember, go make some money, and don’t forget to trust the process. Y’all take care and y’all be good.

Questions this episode answers

How do you get listings from for rent by owner leads?

Renee Lorde starts on the rental side instead of persuading owners to sell. She finds the tenant, then manages the property, checking in every six months with videos and sending a vendor update every Friday. Two landlords who reached out at the start of the year are now thinking of selling, and one told her she is his realtor.

What do you say when you call a for rent by owner?

In her role play, Lorde confirms the property is for rent, asks how the applicants are coming, and says getting properties rented is her specialty. She tells the owner nothing comes out of their pocket upfront because her fee comes from the tenant, then asks for 20 minutes on a Zoom, which works for owners out of the area.

How do you turn rental tenants into home buyers?

Lorde puts tenants in her pipeline because she expects they will eventually buy, and sends them something every month on how to get their credit ready and on savings. Two of her tenants are now looking to purchase, and she is placing them in new construction once they are pre-approved. She usually refers buyers out but works with these.

How can a new real estate agent build confidence on the phone?

Lorde role plays Monday through Friday from 7:00 to 8:00 in the morning, joins Take 52 on Tuesdays and Thursdays, and also practices with her children, in the shower and while getting dressed. She says you have to practice at everything, even what you feel great at, and now treats every objection as an opportunity to help.

How does a busy parent fit prospecting into a real estate day?

Lorde, a mother of five, time blocks everything. She wakes at four o’clock for time with God, exercises, and listens to motivational speakers such as Myron Golden. At seven she is on her role play call while driving her kids to school, drops them off at 7:45, and makes calls from a Vulcan list on the way to the office.
