Yes, You Can Thrive During These Challenging Times

The spring real estate market is here.  Of course, because of the coronavirus, it will be unlike any spring real estate market any of us as every known. But, make no mistake: it’s here.  Which leads to the obvious question: what will you do to thrive, to set yourself apart from every other agent in your MLS?

Yes, the news reports are dire, and for good reason. Still, many people are going to either be buying or selling homes.  To that end, the answer to the above question is simple: to thrive in today’s environment, you’ll need follow the lead of the most successful agents, by staying positive, maintaining a routine and, above all, working the phones.

We’ve been reaching out to a number of Vulcan 7 agents to get a feel for what they’ve been experiencing. Interestingly, we’re hearing that, to a large degree, it’s business as usual. They are finding success by sticking to their routine, making their calls every morning.  In fact, many agents indicate that they are actually having more luck getting through to people because so many people are at home. Perhaps the best place to start your outreach is by connecting with your sphere. These are not hard-sell calls, but friendly check-ins to find out how your friends are faring during these unusual times. You might be surprised that many people may welcome a call, something to break up the monotony of social distancing. Maybe you can share a laugh or even tips on how to keep the kids occupied. By being that friendly voice on the other end of the line, you may find it pays dividends down the road.

Beyond your sphere, focus energy on the most obvious sources of potential business: For Sale By Owner, Expireds and For Rent By Owner

FSBOs and Expireds, in particular, may be motivated to sell and open to a different strategy to move their home. They may be dubious about the prospect of selling given all of the negative news that bombards us on a 24-hour basis. That’s why it’s critical to have your data available. Let them know how how active you’ve been by sharing how many new listings you’ve picked up, plus pending and contract properties.

FRBOs, on the other hand, provide access to investors who may see opportunities that others don’t, and might be more aggressive.

  • Use affirmations or keep a gratitude journal.  It is really important to remember that there is much to be grateful for, despite the swirl of negative news around us.
  • If you’re a solo agent, find a coach or start a mastermind group so that you have someone to bounce ideas off of, rehearse real estate scripts, etc. You don’t need to go at this alone.

Remember, houses are going to be sold during this health crisis. Many agents will be paralyzed by the doomsday news reports. Therein lies your opportunity.  Get in the game. Take advantage of your time at home by working your Vulcan 7 numbers every day. Don’t just survive, but thrive!
